  • Overview

    This position is primarily responsible for assisting the Land Development Manager in managing all activities pertaining to actual land development.  Prepares necessary documentation and spreadsheets to allow purchase and start-up of new projects and tracking of on-going projects. The Land Development Professional assists in contracting and facilitating all purchase orders regarding the horizontal development of Beazer assets in a manner that protects Beazer’s financial interest while satisfying Beazer audit policies.  Furthermore, this position is required to insure the implementation of Beazer’s land SWPPPs and Safety requirements while executing the horizontal development contracts, budgets and schedules to meet the Division’s lot supply needs in order to achieve the Divisions delivery forecast.

    Primary Duties & Responsibilities

    • Assists Land Development department with the creation, maintenance and oversight of Land Development budgets and expenditures.
    • Prepares analysis of all work activities and material quantities to allow cost estimate to be prepared for prospective projects.
    • Prepares bid specs for each request for proposal on new projects.
    • Solicits bids and prepares bid analyses upon receipt.
    • Assists in the preparation of contract documents for each subcontractor.
    • Reviews subcontractors’ invoices to ensure contract compliance and proper coding for payment.
    • Sets up new projects in database(s) and produces purchase orders and/or commitments for Land Development projects.
    • Inspects unimproved land and work in progress in all conditions.
    • Senior position generally has more experience and has greater responsibilities.
    • Prepares analysis and recommendations for corrective action for budget overages.
    • Maintains detailed documentation of actual costs and estimated costs to complete for all Land Development projects.
    • Responsible for all applicable Sarbanes-Oxley compliance issues as they pertain to Land Development.
    • Assists in preparation and maintenance of Land Acquisition Requests, Land Acquisition Requests tracking, pipelines and supplemental documentation.
    • Performs other duties as assigned by supervisor.

    Education & Experience

    • College graduate, with degree in engineering, architecture, and construction or planning preferred.
    • At least 2 years of experience in construction and/or development with knowledge of engineering drawings and setting schedules for development.

    Skills & Abilities

    • Computer Proficiency; Microsoft Office
    • Must be able to work with minimal supervision. Position requires the ability to operate independently and make decisions without an established policy or procedure while remaining focused and motivated to achieve goals set by the company.
    • Analytical – Must be able to identify potential schedule and project conflicts early.
    • Problem solving – Can assess issues and propose solutions based on sound logic. Able to determine path of solution prior to reporting the problem.
    • Attention to detail – Must be able to administer and establish systems to provide predictability and reliability.

    Technical Knowledge & Experience

    • Hands on field knowledge – Common sense problem solving skills and past experience are core competencies for this position.
    • Experience analyzing detailed information and performing mathematical calculations including ability to prepare, interpret and present various financial analyses and statistical market analyses and produce accurate legal documentation.
    • Experience fostering professional relationships within the industry and community such as with municipal officials, local politicians, realtors/brokers and developers.
    • Familiarity with planning and zoning concepts as well as state and federal permitting.

    Physical Requirements

    • May require travel to land or construction sites where temperature, weather and noise may vary;
    • May encounter electrical, dust, poor ventilation, dangerous machinery and moving objects and toxic conditions.
