    GENERAL SUMMARY: Land/Market Analyst

    The Market Analyst will conduct and interpret complex analysis on a variety of demographic, economic, and market data, vetted against financial feasibility, to assess opportunities and risk and support target acquisition and broader strategic decision-making.

    Primary Duties & Responsibilities

    ESSENTIAL DUTIES AND RESPONSIBILITIES:

     

    • Supervises the Competitive Market Analysis (CMA) work performed by the New Home Counselors.
    • Conducts Market Research and exercise independent judgment in determining the values used in the Competitive Market Data.
    • Utilizes tools in Market (Hanley wood, REIS, MetroStudy, etc.)
    • Analyzes these values and compare with other relative values in various markets, as well as other builders pricing, promotions, new land acquisitions, TP groups, and appraisals. Determines appropriate value and updates CMA.
    • Completes CMAs  monthly and presents to Management by the 12th of every month and uploads to Corporate by the 15th of every month
    • Completes executive summary by the 25th of every month.
    • Builds local market and homebuilding industry intelligence through published research and industry news.
    • Creates presentations to graphically illustrate meaningful conclusions mined from analysis, e.g., charts, heat maps, etc.
    • Litmus tests high-level project or product line financial feasibility using basic financial metrics and analysis.
    • Maintains current knowledge and proficiency in a variety of software and research tools, such as iXpress and Metrostudy.
    • Uses mapping software to illustrate and/or identify potential opportunities within targeted submarkets.
    • Provides other ad hoc research and/or analysis as necessary to inform strategic decision making.
    • Develops and maintains local tactical marketing efforts to include flyers, email blasts, newsletters, and invitations to events.
    • Works as needed for Division President/Market Manager, including research on competitors, price points, financial analysis, etc.

     

    Education & Experience

    • Bachelor’s Degree required; area of study in Business, Economics, Real Estate or similar discipline preferred.
    • Basic understanding of real estate and residential land use.

    Skills & Abilities

    • Highly Proficient in Microsoft Excel, Word, and PowerPoint and working knowledge of mapping and graphic design applications preferred.
    • Comfortable with working with a variety of data sources and mining large data sets.
    • Detail-oriented with a strong acumen for critical, logical thinking and problem-solving.
    • Excellent written and verbal communication skills.
    • Positive attitude and a strong desire to continuously learn.

    Physical Requirements

    WORKING CONDITIONS:  

    • Typical office environment.
    • In field occasionally where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery and moving objects and toxic conditions.
