    This position is primarily responsible for managing divisional land acquisition activities, specifically the LAR process, by identifying and purchasing new land development and homebuilding opportunities through process of negotiating purchase and sale agreements, understanding land use planning and governmental entitlements, knowing physical constraints of site design and land development and assisting in product design.  Cultivating continual professional relationships for purpose of expanding and obtaining new land acquisition opportunities through communication and negotiation with various types of individuals and groups including landowners and developers, financial institutions, land brokers, consultants, government officials, community members, as well as divisional and Corporate management staff.

    Primary Duties & Responsibilities

    • Working with the Division leadership team, develops and administers land acquisition goals, objectives and strategies
    • Assist with and manage practical aspects of the land acquisition process on specific acquisitions such as identifying new land opportunities, preparing proformas, assembling and graphing competitive pricing and market data, sending out offer letters, helping to finalize deal terms and purchase agreements, coordinating critical dates, ordering and reviewing due diligence and reports, chasing down needed information, identifying and addressing key material issues.
    • Prepare the final corporate underwriting proforma and investment memorandum plus all supporting documentation; submit timely, clean and complete packages
    • Identify, analyze and summarize all project risks, including environmental, entitlement, engineering, development and utility service related risks;
    • Contract and manage teams of consultants which will could include: land planner, civil engineer, landscape architect, land use attorney and others. Carefully review deliverables to ensure adherence to project design principles, overall community vision and approved investment criteria.
    • Present information, analyses, conclusions and recommendations related to the above to region and division leadership team as needed
    • Implement and maintain organized paper and electronic files on land acquisitions. Ensure checklist items are obtained, manage to critical dates and budgets;
    • Work with other departments, solicit their input and work together to produce workable outcomes (i.e., as one example: you need to be able to meet with internal departmental team members to get their contribution on critical proforma inputs including vertical construction, land development and sales). 
    • Work directly with sales leadership for competition, standard feature set and completion of the CMA
    • Participate in and support other departmental and company initiatives as required;
    • Work with other functional area staff and participate in multi-disciplinary teams on various initiatives;
    • Maintain excellent business relations with land brokers, land sellers, developers, land owners, other home builders, a wide variety of consultants and city planners/municipal staff;
    • Commit to continuous improvement and the identification and implementation of best practices for land department.
    • May be ask to participate in HOAs as a director for Beazer communities

    Education & Experience

    • College graduate, with degree in engineering, architecture, construction or planning required.
    • At least 5 years of experience working in positions of increasing responsibility related to land acquisition such as land brokerage, market research, financial analysis, forward planning, real estate development, construction project management.

    • Ability to communicate with and represent the Company to land brokers, developers, land investors and owners, land bankers, land related financial entities, attorneys, title and escrow agents, a wide variety of consultants and government officials;
    • Ability to develop and deliver a presentation that communicates clearly and connects with an audience;
    • Ability to discuss and verbally summarize potentially complex issues and matters, and to facilitate negotiations and work towards resolution, agreement, understandings.
    • Energy, enthusiasm and “can-do” attitude, with the skills, experience and ability to get things done and done correctly;
    • Superior organizing skills and focus on the tasks at hand;
    • See the big picture AND attention to detail;
    • Ability to multi-task and be self-directed in a fast moving environment

    Technical Knowledge & Experience

    • Ability to run complicated proforma or financial models in Excel, put pricing information into a scatter graph and table, and create site location maps in Google Earth and other mapping software.
    • Knowledge of real estate transactions and land acquisitions for a homebuilding company;
    • Knowledge of residential land due diligence and entitlements;
    • Workable experience and knowledge to read and review engineering plans and plats;
    • Ability to manage projects, budgets and schedules
    • Strong computer skills in Microsoft Word, Excel, Outlook

    Physical Requirements

    • Working in a typical office environment
    • May require travel to land or construction sites where temperature, weather and noise may vary; may

    encounter electrical, dust, poor ventilation, dangerous machinery and moving objects and toxic conditions.
