  • Overview

    This position will coordinate with and work alongside the Land Acquisition, Land Development and the Forward Planning teams to meet the Division’s business plan.  They will act as the liaison between Beazer Homes and Governmental and Quasi-Governmental Agencies from project entitlement through project completion and bond exoneration.  The position will be responsible for coordinating and processing all approvals necessary to develop projects and build homes for new communities. 

    Primary Duties & Responsibilities

    • Forward Planning/Entitlement Professional is responsible for all aspects of planning which continues through project buildout and bond exoneration.
    • Research and prepare fee and development budgets as well as timelines for new projects
    • Review and analyze all risks for proposed community (environmental, entitlement, engineering)
    • Preparation of environmental impact reports (EIR) and/or Mitigated Negative Declarations (MND)
    • Prepare and submit applications for planned developments, rezoning, tentative maps, and design review
    • Acts as liaison with local, State, and Federal agencies
    • Coordinates permit approval process and manages and entitles maps and plans
    • Processes applications and secures building permits
    • Contracts and manages consultants as needed, which may include civil engineers, architects, structural engineers, energy consultants, landscape architects, utility consultants, land use attorneys, title company, surveyors, HOA managers, and Improvement District consultants
    • Obtaining Land Entitlements and Government approvals: review and process tentative maps, land use plan revisions, zoning changes, preliminary and final plats, civil engineering plans, HOA approvals, and environmental approvals.
    • Serve as Director on Homeowner Association and Condominium Boards; may attend Homeowner Association meetings.
    • Coordinate preparation of site sales exhibits and brochure information; may prepare orientation materials for sales staff.
    • Evaluate properties to develop lot/house option lists. May review house sales contracts for suitability to site conditions and may review townhouse strip plans for conformance to approved plans and sales contracts.
    • Senior role will have the ability to manage a higher volume of projects as compared to the Forward Planning/Entitlement Professional.
    • Senior role will be able to handle and work through more complex and intricate projects.

    Education & Experience

    • College graduate, with degree in engineering, architecture, and construction or planning preferred.
    • At least 5-7 years of experience in construction and/or development with knowledge of engineering drawings and setting schedules for development.

    • Proven ability to manage multiple priorities in efficient and accurate manner
    • Consistently shows attention to detail
    • Must be able to work with minimal supervision.

    Technical Knowledge & Experience

    • Proficient computer skills (Microsoft Office)
    • Solid understanding of Civil Engineering Principles, fundamental Real Estate and Urban planning concepts

    Physical Requirements

    • Typical office environment
    • Position may require flexible work hours and some travel.
    • Construction sites where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery and moving objects and toxic conditions; may walk properties.
    • Ability to walk (potentially on rough terrain); climb stairs.
