    Oversee all regional consolidation and coordination issues. Ensure regional purchasing is cost effectively managed and implemented to save hard dollars within the region. Control and reduce costs through value engineering and cost-effective purchasing and produce accurate estimates for start packages.

    Primary Duties & Responsibilities

    Major duties performed, but not meant to be all-inclusive or to prevent other duties from being assigned.

    • Monitor overhead costs in relation to total volume
    • Coordinate with the Finance and Planning & Design Departments in utilizing their services to meet division requirements
    • Assist with all other special projects and tasks as directed by the Area President

     Coordination and Consolidation of Divisions

    • Assist in consolidation of new division into the region
    • Assist with new procedures or system implementations throughout region 

    Financial Management

    • Assist Area President and Finance team in monitoring results of long-range and short-range business plans for all locations and ensure adherence to profit and loss minimum performance standards
    • Coordinate and review the sales and starts-to-close process on a monthly basis to achieve the business plan while ensuring consistent activity levels in all departments
    • Monitor five-year strategic plan (land pipeline) to ensure the constant availability of land resources 

    Estimating and Purchasing

    • Provide ongoing direction, support and management to the estimating and purchasing managers
    • Ensure the accurate and timely preparation of all estimates and start packages
    • Monitor variance information and strategize with the department managers to identify and correct recurring or preventable problems
    • Coordinate and oversee quarterly purchasing meetings
    • Develop purchasing policies

    Cost Control and Reduction

    • Identify and implement cost-saving techniques, materials and procedures
    • Assist in determining accurate standard specifications for each trade
    • Develop relationships with subcontractors committed to reducing costs and increasing service
    • Ensure all subcontractors are under subcontract agreements
    • Eliminate office-related variances through ongoing communication with field personnel (i.e. cost slippage held to a minimum)
    • Re-bid trades to control costs

    Team Management

    • Serve as a champion of the company’ values, mission statement and vision and provide leadership to managers and team members at all levels
    • Recruit, interview and hire managers
    • Provide initial and ongoing training
    • Conduct regular performance evaluations
    • Establish performance expectations
    • Work with managers to develop annual action plans to strengthen the operations effectiveness of each department and meet with them regularly to assess their progress 
    • Address performance issues, develop action plans for individual improvement and handle termination issues

    Production Management

    • Establish standard operating procedures for the purchasing and estimating department
    • Continually increase department efficiency and productivity 

    Personnel Management

    • Assist Area President with evaluation of fixed overhead structures, and implementation of most cost-effective and efficient systems from city to city within a region
    • Conduct reviews and provide performance feedback to all direct reports
    • Provide support, direction and leadership to team members and assist them with any questions or problems
    • Provide input on all departmental compensation issues

    Education & Experience

    • College degree from accredited institution in related construction/design field and ten years of progressive experience preferably with hands on field experience in residential construction with a production builder

    Skills & Abilities

    • Extensive knowledge of budgeting for homebuilding required (five years experience preferred)
    • Excellent estimating and negotiating skills
    • Excellent delegation and organization skills
    • Possess a strong sense of urgency and have proactive approach
    • Strong finance and technical knowledge

    Physical Requirements

    • Typical office environment
    • Construction sites where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery and moving objects and toxic conditions.
