  • Overview

    This position is primarily responsible for compiling market research for the land department to be used in the Land Acquisition Request (LARs) process.

    Primary Duties & Responsibilities

    • Maintains accurate and complete competitive analysis for each community; updates monthly.
    • Compiles all LARs, including completing marketing section per LAR schedule.
    • Performs pre-LAR land analysis to evaluate potential future sites.
    • Updates submarket rankings annually.
    • Updates submarket information quarterly or as needed.
    • Updates supply and demand per submarket quarterly or as needed.
    • Researches competitive environment to obtain accurate market info (floorplans, pricing, pace, etc) through actual field shops.
    • Works with development on community positioning for product and pricing in market, as well as naming of communities and streets.
    • Stays current with research tools, such as Claritas-Ixpress, MapPoint, GIS Mapping and local research sources.
    • Keeps current with industry news and networking in market area.
    • Maintains evaluations of current plan offerings to make recommendations for improvement, additions, or deletions
    • Monitors frequency rates of plans
    • Identifies missing plans in current line up based on price, square footage and psychographic makeup
    • May use GIS Mapping to identify potential opportunities within targeted submarkets.
    • May track history of spec home sales in order to make educated decisions about future spec home selection.

    Education & Experience

    • Bachelor’s Degree in Research, Marketing, Business or Economics preferred
    • Excellent computer skills, including use of GIS Mapping software, Microsoft Office including Excel, Access and MapPoint
    • Extensive experience in market research and analysis

    • Excellent human relation skills and ability to negotiate/influence others
    • Ability to communicate effectively and concisely verbally and in writing
    • Must take initiative and be able to achieve objectives with minimal supervision
    • Must be detail-oriented and problem-solve complex situations

    Technical Knowledge & Experience

    • Ability to use Claritas or similar profiling software
    • Excellent computer skills, including use of GIS Mapping software, Microsoft Office including Excel, Access and MapPoint

    Physical Requirements

    • Typical office environment approximately 80% of time.
    • This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less.  Finger dexterity is required to operate a computer keyboard and calculator. 
    • In field 20% of time occasionally where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery and moving objects and toxic conditions. May be required to operate a motor vehicle.
